BWG Renovations & Property Services provides renovation, property maintenance, additions and alterations support, project coordination, and related property improvement services in Ontario, Canada.
Our services may include, but are not limited to:

- Unit turnover services
- Additions and alterations coordination
- Permit drawing support and documentation assistance
- Contractor and trade coordination
- General property repair and improvement services
Specific services, pricing, scope, timelines, and responsibilities are confirmed only through a written estimate, quotation, proposal, work order, or signed agreement.

The information on this website is provided for general informational and promotional purposes only. It is not professional engineering advice, architectural advice, legal advice, financial advice, or a guaranteed construction recommendation.
Any project involving structural work, load-bearing wall removal, additions, permit drawings, electrical, plumbing, HVAC, or other regulated work may require approval from the proper authority, licensed professionals, certified trades, engineers, designers, inspectors, or municipal building departments.
You should not rely solely on website information to make project decisions.
3. Estimates, Quotes, and Pricing
Any pricing, cost range, project description, or estimate shown on this website is general only and may change based on site conditions, material availability, labour requirements, access, permits, drawings, inspection results, client selections, and unforeseen conditions.
A quotation or estimate is not binding unless provided in writing by BWG and accepted according to the terms stated in that document.
We reserve the right to revise or withdraw estimates before acceptance.
4. Site Visits and Project Assessment
A site visit or consultation may be required before we can provide a detailed estimate or confirm project feasibility.
During a site visit, we may assess visible conditions only. Hidden conditions may not be discovered until work begins, including but not limited to:
- Structural defects
- Water damage
- Mold or rot
- Electrical or plumbing issues
- Framing deficiencies
- Code compliance issues
- Asbestos, lead, or hazardous materials
- Unpermitted previous work
Any hidden or unforeseen condition may require a change order, additional cost, additional time, or involvement of a licensed professional.
5. Project Agreements
Before work begins, BWG may require a written agreement, signed estimate, proposal acceptance, deposit, purchase order, or other written authorization.
Project agreements may include:
- Scope of work
- Materials and finishes
- Pricing and payment schedule
- Start date and estimated timeline
- Change order process
- Permit responsibilities
- Warranty terms
- Exclusions
- Client responsibilities
- Cancellation terms
If there is a conflict between these website Terms and a signed project agreement, the signed project agreement will control for that specific project, unless prohibited by law.
6. Deposits and Payments
Deposits may be required to secure scheduling, purchase materials, prepare drawings, begin coordination, or mobilize work.
Payment terms will be stated in the applicable estimate, invoice, or project agreement. Payment may be required at milestones, upon completion of certain work stages, or upon invoice.
Late payments may result in project delays, suspension of work, collection action, interest charges, or other remedies permitted by law and contract.
BWG does not waive any legal rights related to unpaid invoices, lien rights, collections, or dispute resolution.
7. Changes to Scope of Work
Any change to the agreed scope of work may require a written change order and may affect price, schedule, material requirements, and completion date.
Examples of changes include:
- Additional work requested by the client
- Upgraded materials or finishes
- Design changes
- Permit or inspection requirements
- Hidden site conditions
- Repairs required before continuing work
- Changes requested by municipal authorities or inspectors
Verbal instructions may not be accepted as a formal change unless confirmed in writing.
8. Permits, Drawings, and Approvals
Some projects may require permits, municipal approvals, engineering review, designer review, inspections, or compliance with the Ontario Building Code and local bylaws.
Unless clearly stated in writing, permit fees, engineering fees, design fees, municipal fees, inspection fees, and third-party professional costs are not included in general pricing.
BWG may assist with permit drawing support and documentation; however, final approval is controlled by the applicable municipality, authority, engineer, designer, or inspector. We do not guarantee permit approval unless expressly stated in writing.
9. Structural Work Disclaimer
Any work involving structural changes, including load-bearing wall removal, beams, columns, foundations, additions, openings, or framing modifications, may require review by a qualified engineer or authorized designer.
BWG will not knowingly perform structural work that requires professional review without the necessary approval, drawings, permits, or authorization.
Clients are responsible for providing accurate information about the property, previous renovations, known defects, and any existing drawings or permits.
10. Scheduling and Delays
We aim to complete work within reasonable timelines; however, schedules are estimates only unless specifically guaranteed in writing.
Delays may occur due to:
- Weather
- Material shortages
- Supplier delays
- Labour availability
- Permit processing
- Inspection timing
- Client decisions or delayed approvals
- Unforeseen site conditions
- Change orders
- Safety concerns
- Events beyond our reasonable control
BWG is not responsible for delays caused by factors outside our control.
11. Materials and Client-Supplied Products
Where BWG supplies materials, we may rely on manufacturer availability, specifications, warranties, and delivery schedules.
If the client supplies materials, fixtures, appliances, finishes, or equipment, the client is responsible for ensuring that such items are suitable, available on time, complete, undamaged, code-compliant, and compatible with the project.
BWG is not responsible for defects, delays, warranty issues, missing parts, incorrect measurements, or installation problems caused by client-supplied products.
12. Subcontractors and Third-Party Trades
BWG may use subcontractors, suppliers, consultants, or third-party trades to complete parts of the work.
We aim to work with qualified and reliable parties, but availability, pricing, and timelines may vary. Third-party services may be subject to their own terms, warranties, and limitations.
13. Client Responsibilities
The client is responsible for:
- Providing accurate project information
- Confirming ownership or authorization to request work
- Providing access to the property
- Removing valuables and fragile items from work areas
- Ensuring children, pets, and occupants stay away from work zones
- Making timely selections and approvals
- Paying invoices on time
- Not interfering with active work areas
- Disclosing known hazards, defects, or previous issues
Failure to meet these responsibilities may result in delays, additional costs, or suspension of work.
14. Safety and Access
For safety reasons, clients and occupants must not enter active work areas unless authorized. BWG may pause or refuse work where conditions are unsafe, including exposure to hazardous materials, unsafe structures, aggressive animals, unsafe access, illegal activity, or interference with workers.
15. Warranty
Any workmanship warranty will be stated in the applicable written project agreement or invoice.
Warranty coverage does not apply to:
- Normal wear and tear
- Damage caused by misuse, neglect, or lack of maintenance
- Client-supplied materials
- Manufacturer defects
- Pre-existing conditions
- Water intrusion or hidden defects not caused by BuildWise
- Damage caused by other contractors or third parties
- Movement, settlement, or structural issues outside our scope
- Unauthorized repairs or modifications by others
Manufacturer warranties, if applicable, are provided by the manufacturer and not by BuildWise.
16. Photos, Videos, and Project Portfolio
BWG may request permission to take photos or videos of completed work for records, quality control, marketing, website, social media, or portfolio purposes.
We will not intentionally publish private personal information without permission. If you do not want project photos used publicly, please inform us in writing before the project begins.
17. Website Content and Intellectual Property
All website content, including text, images, graphics, logos, branding, layouts, service descriptions, and other materials, is either owned by or royalty free to BWG unless otherwise stated.
You may not copy, reproduce, modify, distribute, or use our website content for commercial purposes without written permission.
18. Third-Party Links
This website may contain links to third-party websites, suppliers, manufacturers, social media platforms, or service providers.
We are not responsible for third-party websites, content, products, services, privacy practices, or terms of use.
19. Privacy
When you submit a form, call, email, or otherwise contact us, we may collect information such as your name, phone number, email address, property location, project details, and uploaded documents or photos.
We use this information to respond to inquiries, prepare estimates, coordinate services, and manage client communication.
Do not submit sensitive personal, financial, or confidential information through website forms unless specifically requested.
20. No Guarantee of Results
Project outcomes depend on many factors, including existing property conditions, material choices, budget, design limitations, permit approvals, and client decisions.
BWG does not guarantee that every project idea is feasible, permitted, or achievable within a specific budget unless confirmed in writing after proper assessment.
21. Limitation of Liability
To the maximum extent permitted by law, BWG will not be liable for indirect, incidental, special, consequential, or punitive damages arising from your use of this website or from general reliance on website information.
Nothing in these Terms limits liability where such limitation is not permitted by law, including applicable consumer protection rights.
22. Indemnification
You agree to indemnify and hold harmless BWG, its owners, employees, contractors, and representatives from claims, damages, losses, liabilities, costs, or expenses arising from your misuse of the website, inaccurate information provided by you, unauthorized project requests, or breach of these Terms.
23. Consumer Rights and Cancellations
Nothing in these Terms is intended to remove, reduce, or override any rights you may have under applicable Ontario or Canadian law.
Certain consumer contracts, including some home renovation or repair contracts signed at a customer’s home, may include statutory cancellation rights. If a cancellation right applies, it will be handled according to applicable law.
Project-specific cancellation terms may also be stated in your written estimate, invoice, or agreement.
24. Refusal of Service
BWG reserves the right to refuse, pause, or terminate service where:
- The requested work is unsafe
- The work appears illegal or non-compliant
- Required permits or approvals are refused or unavailable
- Payment terms are not met
- The client provides false or incomplete information
- The property condition creates unacceptable risk
- The client, occupant, or third party behaves abusively or interferes with work
25. Governing Law
These Terms and Conditions are governed by the laws of the Province of Ontario and the applicable laws of Canada.
Any disputes will be handled in Ontario, unless otherwise required by law or agreed in writing.
26. Changes to These Terms
We may update these Terms and Conditions at any time. The updated version will be posted on this website with a revised “Last Updated” date.
Your continued use of the website after changes are posted means you accept the updated Terms.
